大致来说主要有三点：1. Is property vacant? Hopefully the seller can move everything out by final walk through time. 不过湾区许多房子close 了以后seller 还要 免费rent back 2个月. 2. Are all repair items done and in good qualifty work? 不过湾区大部分房子都是 AS－IS sale， seller 不会修任何东西的。3. Is property condition no worse than the offer date? 就是说有没有新的损坏情况， 这个倒是常有发生， 我和客户说， 1， 2 百万的房子， 500刀以下的事情就算了， 如果再多的情况， 可以要求seller 补偿， 包括房子， 前后院子的清洁和清理。
我在 德州 DFW， 一般我们inspection 后写amendment , 除了repair list， 会写上 “all repair and treatments must be performed by persons who are licensed to provide such repairs . Buyer request walk through 48 hours prior to closing, seller to provide buyer with receipt of the attached repairs at closing. Buyer also require the seller to have professional cleaning company to clean the house before the final walk through. “如果卖家答应修理， final walk through 要求提供receipt。 检查卖家答应修理的东西。 然后看看有没有漏水等其他情况。
