My situation is very similar, so are the rates. UW is at the last steps of approving it, yet I am still debating between 7/1 @2.75% and 30-yr fixed @3.5%. The 7/1 ARM gives about 2k more in the closing cost.It's not a small loan for us and we plan to live in it for a long time... I know the 30-year one is more sane, but still a bit tempted to take the 7/1 or 10/1 (@3%, but closing cost is 1k less than 30-yr fixed.) |
